I’m searching realestate records for a paticular property in chicago ILL. in the area of ridgeway/armitage about the 3800 block of armitage & the 1300 block of ridgeway ave.

The best place to look is with the county property tax assessor’s office to find out about specific properties.

A career in Realestate Sales?

Posted on January 31st, 2010 by admin in realestate sale | 1 Comment »

Hi, I am a stay @ home mom with some college education.I am in my early thirties and am looking to start a career.Real Estate sales seems like a great way to get back out into the work force on a professional level.I know that the economy is horrible right now, but have any of you had any experience in RE sales & if so did you like it?What do you think?
Thank you! I am very busy with the kids but I might just take some time to study & network when they are in school ….& just see where I end up.

There are a ton of websites about it:
http://www.google.com/search?hl=en&q=what%27s+it+like+to+be+a+real+estate+agent
http://www.google.com/search?hl=en&q=day+in+the+life+of+a+real+estate+agent

Personal experience:

It’s harder than people think. You don’t just run around showing houses. Most of your time is spent either looking for clients or working with the clients you have. You need to understand supply & demand, how economic conditions affect the housing market. You need to be creative and a problem solver. You need a thick skin. Unfortunately, some people equate real estate agents with used car salesmen and will give you nothing but a cold reception. You will hear NO far more than YES.

It can take a year or more to make a dime, even though you’ve paid for your classes, licensing, professional dues and marketing costs. This is why 80% of new agents quit in the first year.

Can you devote 60 hours a week to this? It literally takes that much time, working 6-7 days a week to find new clients and to take care of the ones you have. You’ve probably heard it’s a flexible schedule, and it IS. You need the flexibility to be available when your clients need you. It’s not the other way around. You’re not available, you lose sales.

Your best bet would be to call some brokers in your area and ask to meet with them so they can discuss what’s it really like with you. They may even give you the chance to shadow a real agent.

How do you go about getting first chance on buying a house that being repossessed by the bank?

How do you get a chance to do this before the realestate agents get the home purchased first?

Talk to the bank.

How do I file a small claims against a company..?

Posted on January 31st, 2010 by admin in realestate listing | 2 Comments »

How do I file a small claims against a company that is web based as lists no address. I only have names of the two people involved. They are a realestate company and clever enough to never have any physical address.

If it’s a company, there is always an address, go to your local library and get the books, Standard & Poor. Some have the companies and some have the names of the CEO’s of the companies. Before you bring suit, look up the name of the President of the company and send him two letters, one to his place of work (company), one to his home address.
With good research you will not only have the CEO’s educational background, but you will know what he eats for breakfast. The letter to the President of the Company might just resolve your difficulty and save you a lawsuit.

How can I find out if a realestate license is valid?

I want to make sure someone is legit that will help me reduce the
loan on my home

Go to your state’s website and find the professional license area. Search real estate salesperson licenses. You should be able to look up the license and they will provide you status including when it will expire and what Broker holds the license.

In NC,can loan officer turn down loan B/c he does not like realestate agent representing person/entity appling

Posted on January 31st, 2010 by admin in realestate agent | 2 Comments »

My boyfriend is a realestate agent. His sister is a doctor and wants to purchase some land that will give him a commision of approx. 40K. His sister does not want him to have it b/c, she does not want anyone else in the family to have money but her. So she told him that she could not use him in the closing and he would not be able to get the commision because the loan officer will not give her the loan if she uses him as the real estate agent. He has recommended a friend of his(loan officer) that she should use. From the origination of this sale, my boyfriend has handled all paper work, faxing, calling, setting up meeting, appraising, etc (fall 2005), now she is saying this. The closing date is scheduled for Apr.2006 We dont believe her. We live in Raleigh, NC. Please help us.

Tough call. If your boyfriend can document everything, he can sue her for the commission amount.

But…

There is ONE CRUCIAL document that will make it really easy for him. If the sister signed a buyer’s representation agreement, it’s a slam dunk for your brother. If you don’t have this document, dig in your heels and get ready for a court battle.

Bottom line is if your boyfriend can prove everything he did, he’ll likely get compensation. But it’ll take a court order to get it.

Good luck.

do i have to give notice 2 move out of rented property?

Posted on January 24th, 2010 by admin in realestate property | 2 Comments »

I am renting a house through carpenter partner. And my lease has ended. And i never got asked to sign a week by week lease. I wont to move out. I went down to realestate to say i would be moving out.
And they say i need to give 3 weeks notice.
Is this correct since i do not have an outstanding lease agreement now.?

Thanks.

Most leases require a minimum of 1 month notice (and usually 60 days) and there is usually provision for you to be on a month to month if you don’t resign another lease. Even when you have a 12 month lease, you are still required to notify the landlord that you intend to move at the end of the lease and this is generally a 60 day notice

You are out of luck. No bank will risk that kind of liability.

What does SSDL stand for in Real Estate?

Posted on January 24th, 2010 by admin in realestate listing | 3 Comments »

I have been looking at Realestate ads online and some of them list SSDL under comments, what does this mean?

There is no "standard" in the real estate business for that per say, however there is that abbreviation when you are looking for aparments or homes to rent – the owners or landlords require a social security and drivers license to rent or view (SSDL).
